Q: How do I go about purchasing my unit of choice?
A: To purchase your unit of choice, please follow these steps:

Q: Who retains the interest on funds held by conveyancers?
A: All monies paid in respect of the purchase will be invested in the conveyancer’s trust account and all interest earned on the money will accrue to the purchaser until the transfer date.

Q: What deposit is required?
A: For a bonded purchase, a 10% deposit is required after full signature of the agreement, with the balance of the purchase price to be secured by a bond within 35 days from signature of the agreement. Alternatively, you may structure the deal as a cash purchase, and pay a 30% deposit, with the balance prior to lodgement.
Q: What are the transfer costs, VAT and any other costs to consider when I purchase my unit of choice?
A: There is no transfer duty as this is a developer sale and therefore the purchase price is inclusive of VAT. There will be transfer and bond (if applicable) costs that will be due to the attorneys. A: Monthly rates and taxes are estimated to range from R1,400 to R3,500 based on the current City of Cape Town Rates Factor (2024/2025). Monthly rates and taxes for the Penthouses are estimated to range from R4,100 – R11,000.

A: Each apartment has a hot and cold water meter, with an owner being billed based on usage on their levy statement once a month. The electricity is a pre-paid meter.
Q: Are there storerooms available?
A: Yes, for the penthouse only. The penthouse suites come with a storage pod.
Q: What is included in the monthly levy?
A: The monthly levy includes the security, common area cleaning, swimming pool maintenance, managing agent fees, general maintenance of the common areas, lift servicing, building insurance, landscaping maintenance, common area electricity and water charges and all other expenses related to the scheme.
Q: What security is in place and how does it work?
